Marina Villa - Terms & conditions

The person making the booking accepts the terms and conditions on behalf of all members of the party and is responsible for all payments due by the party. By making a booking you are confirming you are at least 18 years of age and you have read these terms and conditions and agree to comply with them, also that you are acting with the consent of the party you are making the booking for.

The deposit required on making your booking is 30% of the total costs. The balance must be received not less than eight weeks before the date of arrival. We reserve the right to regard the booking as cancelled if the balance remains unpaid after the due date, and shall be entitled to retain any deposit paid. For bookings made less than eight weeks before arrival date, immediate payment of the total holiday cost is required. A security deposit of £200 is required with the holiday balance to cover any damage, breakages or excess use of the stated amount of electricity.

We are one of the few who do not charge additionally for air conditioning ( up to the stated units) but we do ask that you use it respectfully (turned off when you go out , all doors and windows closed when it is in use) as it is expensive to run. There is a limit of 250 units of electricity allowed per week after which a charge will be deducted from your security deposit of 15p per unit.

Only persons named exclusively on the booking form(unless otherwise agreed by us in writing ) up to a maximum of six persons may occupy the villa .We reserve the right to terminate the contract should unauthorised persons occupy the villa.

We ask you to take care of the property as if it were your own home and leave it in the same state of cleanliness and general order it was found. Only plastic glasses should be used around the pool area for safety reasons. Should any member of your party cause any damage or breakages or there is excess use in the agreed amount of electricity this will be deducted from your security deposit.

Should you wish to cancel your booking, written confirmation signed by the person who signed the booking form will be required.

On receipt of confirmation of your booked flights relating to your booking we will offer 100% refund of amount paid for cancellations received at least 14 days before check in, 50% of amount paid for cancellations between 7 - 14 days before check in, less than 7 days - no refund will be offered.

If proof of booked flights cannot be supplied the following charges will apply from the date the written confirmation is received.

More than 45 days to start of holiday 30% of the cost of the villa
45-35 days to start of holiday 50% of the cost of the villa
34-24 days to start of holiday 70% of the cost of the villa
23-15 days to start of holiday 90% of the cost of the villa
14-0 days to start of holiday 100%of the cost of the villa

You must keep us fully indemnified or protected against all liability arising directly or indirectly out of :

Any act omission or negligence of ant member of the party or anyone under their control;

Any breach or non-observance by any member of the party of the obligations conditions or other provisions of these terms and conditions;

Damage to any property or the death or injury of any person arising out of the use of the villa by the members of the party or anyone under their control.

A security deposit of £200 is required with the holiday balance to cover any damage breakages or excess use of the stated amount of electricity, but we reserve the right to recover from you any further sum in excess of the security deposit which may be payable as a result of any damage breakages or excess use of the stated amount of electricity.

We shall not be liable for any loss, breach or delay due to any cause beyond our reasonable control including though not limited to an act of God, explosion, flood,

fire, strikes, war or threat of war, civil strife, riot, terrorist activities natural or nuclear disaster, acts, restrictions, regulations, bylaws or measures of any kind on the part of any governmental or local authority, adverse weather conditions, industrial dispute or construction work.

We cannot be held responsible for the breakdown of mechanical equipment such as boilers, pumps, swimming pool filtration systems etc.(although we will endeavour to repair as soon as possible) nor for failure of public utilities such as water, gas, electricity, or for noise or disturbance originating beyond the boundaries of the holiday accommodation or which is beyond our control.

Unlike in the UK animals may roam around unattended, please do not feed them or encourage them into the villa as they will remain after you have departed and incoming guests may be allergic or find them disagreeable.

Use and nuisance

You must use the villa for the purpose of a private holiday residence for a maximum of six persons only and not for any other purpose whatsoever.

You must not do anything on or in connection with the villa that may be or tend to be a nuisance annoyance or cause of damage to the villa or to any neighbouring or adjoining property to it's owners occupiers or allow anyone else to do so.

You must not use the villa or any part of it for any illegal or immoral purpose or allow anyone else to do so.

You must not play any musical instrument or device and must not allow noise from a radio television set compact disc tape record player or sound production system of any kind or any machine or equipment to be heard outside the villa after 11 pm or before 8am.

You must not block the sinks baths lavatories cisterns or pipes in the villa with rags dirt rubbish refuse or other substances and must not cause any obstruction or blockages in the sinks baths lavatories cisterns or pipes or damage them in any other way.

Right of entry

You must permit us ( or any person acting on our behalf) to enter the villa at all reasonable times with all necessary workmen and appliances upon giving 24 hours notice ( except in an emergency)

To inspect the villa and it's contents.
To carry out any repairs or alterations that may be necessary to the villa from time to time.
To carry out any repairs alterations or improvements to the villa or to the electric wiring , gas or water pipes or drains in or under the villa.
To execute all work necessary to remedy any breach of these terms and conditions caused by any member of the party or anyone under their control.
To paint the outside of the villa.
To clean inside the villa.
To make inventories of all fixtures in the villa.
Re-entry

If at any time during the holiday letting period any member of the party or anyone under their control breaches these terms and conditions we have the right to enter upon the villa to require vacation of the villa by the members of the party and whereupon this agreement will end but without prejudice to the right of action of which we may have in respect of any breach of these terms and conditions.

The villa must be vacated by 10am on day of departure. This enables the villa to be cleaned for the next occupants. If there is a gap in change over rental period , guests may be able to stay in the villa but this must be pre-arranged with us first.
